Sale By Expression of Interest Along Halifax Road, a Rare Investment Opportunity Printer Friendly Version
 

Sole marketing agent Jones Lang LaSalle has put up for sale by expression of interest 12 Halifax Road, a large prime 30-year leasehold site (with an unexpired lease term of 18 years). The site is situated next to Kampong Java Park and has a large open public car park fronting it.

 

The 33,915–sq ft site, zoned ‘Park’ under the Master Plan 2003, has a gross plot ratio of up to 0.7 stated in the State Lease with a building height subject to evaluation. Interested parties are invited to submit their bids and proposals of use which would be subjected to the relevant government authorities’ approval.

 

Used previously as a district office, there are currently two 2-storey buildings in the area. One is the main building and the other is an annex building, completed in the 1950s and 1980s, respectively.

 

Prominent landmarks in the vicinity include Kandang Kerbau Women’s and Children’s Hospital, The Istana, Orchard Shopping Belt and United Square amongst others. Public transportation is available along Kampong Java Road. Access to other parts of the island is convenient via the Central Expressway (CTE). The nearest MRT stations are the Novena, Newton and Little India.

 

According to Jones Lang LaSalle Regional Director and Head of Investments Lui Seng Fatt, ‘The demand for land on short lease tenures has been very strong in this current market. The subject site at 12 Halifax Road, with its excellent location and surroundings, could provide developers and investors a rare investment opportunity. They could redevelop the subject site to maximise its potential from the current plot ratio of only 0.35.’

 

The expression of interest will close at 3:00pm on 23 May 2007.
